About Us

Nomad works to support and house those who are homeless and those who find themselves at risk of homelessness. Nomad runs a social lettings agency, Four Trees Lettings, which was launched in the summer of 2020 as a trading arm of the charity. The agency offers management services to private sector landlords enabling us to increase supply, standard and affordability of accommodation.

Summary of the role

This role will include all aspects of lettings negotiation and coordination including building relationships with landlords and tenants. You will also conduct viewings and inspections and manage inventories. You must be hard working, enthusiastic, reliable and an excellent communicator. This is a great opportunity to join a small but dynamic team.

Key Tasks

  • identify and negotiate with prospective landlords
  • negotiate and coordinate with landlords regarding contract renewals and rent increases
  • carry out full property inspection and inventory prior to taking on management
  • ensure properties meet legal and health and safety requirements, e.g. gas safety certificates
  • be the key point of contact with landlords, maintenance staff, cleaning staff and so on
  • act as a property manager and resolve any issues that arise with properties
  • develop and manage repair and maintenance programmes
  • work with the relevant Housing Officer, handle breaches of tenancy, which could culminate in advising landlords to begin eviction proceedings
  • work with the relevant Housing Officer to coordinate “move out”, ensuring the property is ready for the next tenant
  • manage tenant and property information, schedule and manage financial transactions including payment of rents and payments to landlords through the Payprop online system
  • take responsibility for managing keys
  • monitor and respond to telephone and email queries
  • maintain careful records
  • work with the Head of Services to investigate and respond to client complaints
  • negotiate and coordinate with landlords regarding contract renewals and rent increases
  • work with the Head of Services to organise marketing events as required
  • support the Head of Services as required including deputising at meetings and events
  • negotiate and coordinate with landlords regarding contract renewals and rent increases
  • actively promote the lettings agency
  • be supportive of and work towards the ethos and culture of Four Trees Lettings Agency, a trading arm of Nomad Opening Doors
  • be an active member of the Four Trees Lettings Agency team and the wider Nomad Opening Doors team

  • at least 2 years’ experience of working in a letting agency
  • at least 2 years’ experience of working within a small, dynamic team
  • a demonstrable interest in working with diverse social groups
  • experience of problem solving
  • excellent numerical skills - for calculating rents and rent arrears, commissions and service charges
  • excellent communication skills (verbal and written)
  • experience of working in a customer-focused environment
  • experience of working with a range of IT packages including web-based applications


  • knowledge of housing management legislation, relevant government policy and current housing issues
  • knowledge and experience of the charity sector either through voluntary or paid work
  • experience of using an automated tenant/property/ rent management system
  • experience of Universal Credit, in particular the housing element of UC

(This is a key worker post so will not involve home working)
